Exclusive Living Above the Island's Rooftops

A penthouse in Mallorca is the pinnacle of urban living – a property that meets the highest demands for luxury, privacy, and quality of life. With spacious roof terraces, breathtaking panoramic views over the sea, city, or mountains, and amenities that leave nothing to be desired, penthouses are among the most exclusive and sought-after property types in Mallorca. The combination of urban lifestyle and Mediterranean flair makes buying a penthouse in Mallorca an investment in an exceptional living and quality of life.

What Makes a Penthouse in Mallorca So Special?

By definition, penthouses are located on the top floors of a residential building, offering advantages that no other form of housing can provide in this combination. In Mallorca – where light, views, and outdoor living play a central role – these advantages unfold their full charm.

Unrivaled Views

Arguably the greatest advantage of a penthouse is the view. Unobstructed and far-reaching, often 180 to 360 degrees – over the Mediterranean Sea, the Bay of Palma, the Cathedral, the harbor, the Serra de Tramuntana, or the rooftops of the old town. These views are not only a daily delight but also a significant value factor, as they can hardly be impaired by construction.

Generous Private Outdoor Spaces

Mallorcan penthouses typically feature spacious roof terraces – often between 50 and 200 square meters, sometimes even more. On the island, these terraces become full-fledged living spaces under the open sky: with lounge areas, outdoor kitchens, dining tables, sun loungers, flower beds, and often a private plunge pool or even a full-sized swimming pool. The terrace of a penthouse in Mallorca is the heart of life – here you can have breakfast with a sea view, dine under the stars, and enjoy the sunset in absolute privacy.

Maximum Brightness and Space

Due to their elevated location and the absence of buildings above them, penthouses offer exceptional natural light – often from multiple sides simultaneously. Floor-to-ceiling windows, expansive glass fronts, and seamless transitions between indoor and outdoor areas enhance the feeling of space and generosity.

High-Quality Amenities

Penthouses belong to the premium segment and are equipped accordingly: open floor plans with spacious living-dining areas, master suites with walk-in closets and luxury bathrooms, guest rooms with en-suite bathrooms, designer kitchens with branded appliances, smart home systems, underfloor heating, air conditioning with individual room control, and high-quality materials such as natural stone, oak wood, and designer fixtures. Many penthouses also offer private elevator access directly into the apartment.

The Best Locations for Penthouses in Mallorca

Penthouses are found primarily where urban life meets a Mediterranean location – and where the view makes the decisive difference.

Palma de Mallorca

The island capital offers the largest selection of penthouses in a variety of styles:

Paseo Marítimo: The harbor promenade is one of the most sought-after addresses for penthouses. Here you can enjoy direct views of the marina, the bay, and the La Seu Cathedral. Several high-quality new construction projects have created spectacular penthouse units in recent years.
Old Town (Casco Antiguo): Rooftop penthouses in the historic old town offer a unique contrast – modern living culture above the centuries-old rooftops of Palma, often with views of the Cathedral and the sea. Availability is extremely limited.
Santa Catalina: The lively district offers some of the most stylish penthouses in the city, with views over the rooftops to the sea. The proximity to restaurants, the market hall, and nightlife makes this location particularly popular with cosmopolitan buyers.
Portixol / El Molinar: Penthouses located directly by the sea with maritime charm. The former fishing districts have developed into one of Palma's trendiest residential areas.
Son Armadams / Bonanova: Upscale residential areas above the city with unobstructed panoramic views. Penthouses here offer peace and privacy while being close to the city.

Southwest Coast

In Bendinat, Illetas, Cas Català, and Costa d'en Blanes, you will find exclusive penthouse apartments in high-quality residential complexes with sea views. The proximity to the golf courses of Bendinat and Son Vida, the international marina of Puerto Portals, and first-class restaurants makes these locations particularly desirable. New premium projects with penthouse units are regularly developed in Santa Ponsa and Cala Vinyes.

Port d'Andratx

The picturesque natural harbor in the southwest of the island is one of Mallorca's most exclusive addresses. Penthouses with views over the harbor and the open sea are among the most expensive properties on the island here – and among the most sought-after. The international community, excellent gastronomy, and protected location make Port d'Andratx a magnet for discerning buyers.

North and East Coast

In Port de Pollença and Alcúdia, you will occasionally find high-quality penthouses with views of the bay and the mountains. Prices are generally below those of the southwest coast but offer excellent quality of life and potential for value appreciation.

What Does a Penthouse in Mallorca Cost?

Penthouses belong to the upper price segment of the Mallorcan real estate market. The prices reflect the exclusivity, location, and amenities:

Entry-level segment (smaller penthouses in good, but not premium locations): from approx. €500,000 – €800,000
Mid-range segment (high-quality penthouses with sea views, good locations): €800,000 – €1,500,000
Upper-range segment (large roof terrace, top locations in Palma or Southwest Coast): €1,500,000 – €3,500,000
Luxury segment (trophy penthouses, unique locations, star architect): from €3,500,000 upwards, in individual cases over €10,000,000

The square meter prices for penthouses are significantly above the average for comparable apartments in the same building – the "penthouse premium" is typically 20 to 50 percent. In top locations, square meter prices of €8,000 to over €15,000 are achieved.

The Purchase Process for a Penthouse

The basic purchase process corresponds to the Spanish standard: NIE application, reservation, preliminary purchase agreement (Arras), due diligence, notary deed, and land registry entry. However, with penthouses, there are some special aspects that deserve additional attention.

Checking the Roof Terrace

Clarify in advance whether the roof terrace belongs to private ownership or if it is a communal area with exclusive usage rights. This difference has significant legal implications – for example, regarding your right to make changes (pool, roofing, pergola) and responsibility for maintenance and waterproofing.

Structural Integrity and Permits

If you plan to install a pool on the roof terrace or want to check existing structural modifications, a structural survey is recommended. Not every building is designed to support the weight of a filled pool. Also, check whether existing structures (pergolas, glass roofs, jacuzzis) are permitted.

Community Regulations

The community statutes may contain special regulations for penthouses – such as restrictions on terrace use, noise regulations, or guidelines for the design of outdoor areas. Have your lawyer review these points before purchasing.

Taxes and Additional Costs

The purchase costs for a penthouse are comparable to those of other residential properties in Mallorca and amount to approximately 10 to 13 percent of the purchase price in total:

Property Transfer Tax (ITP): 8 to 13 percent (tiered) for existing properties; for new builds, 10 percent VAT plus 1.5 percent AJD
Notary fees: €800 to €2,500
Land registry fees: €500 to €1,500
Legal fees: 1 to 1.5 percent of the purchase price

Ongoing Costs

The ongoing costs of a penthouse can be higher than those of comparable apartments:

Community fees: Since a penthouse's share of the total building area is usually larger, the community contributions are also higher. Expect €200 to €800 per month, or more in luxury complexes.
Property tax (IBI): €500 to €3,000 annually, depending on the cadastral value.
Air conditioning: Penthouses are more exposed to solar radiation, which can lead to higher air conditioning costs in the summer months. Good thermal insulation and modern air conditioning technology can mitigate this effect.
Terrace maintenance: Maintaining a large roof terrace – planting, cleaning, maintenance of pools or jacuzzis – is an additional cost factor.
Insurance: Due to the higher property value and exposed location (wind, sun), insurance premiums may be above average.

Penthouse as an Investment

Penthouses are among the most stable property types on the Mallorcan market – and at the same time offer attractive earning potential.

Scarcity as a Value Factor

There is usually only one or a few penthouses per residential building. This natural scarcity ensures consistently high demand and above-average value appreciation. In the past ten years, penthouses in premium locations in Mallorca have achieved annual value increases of 6 to 10 percent.

Rental Potential

Exclusive penthouses achieve top prices for rentals. In high season, weekly rents of €3,000 to over €15,000 are possible – depending on location, size, and amenities. Premium rents are also achieved for long-term rentals, as the demand for high-quality rental properties in top locations significantly exceeds supply. Note the licensing requirements for holiday rentals.

Target Audience

Buyers and renters of penthouses in Mallorca are typically affluent individuals from Germany, Scandinavia, Great Britain, and increasingly also from the USA, Switzerland, and the Middle East. This international demand shields the market from local fluctuations.

Special Aspects of Penthouse Properties

Thermal Insulation and Air Conditioning

The exposed location of a penthouse – directly under the roof and with large glass areas – places special demands on thermal insulation. Pay attention to the quality of the roof insulation, the glazing (ideally triple glazing or solar control glass), and an efficient air conditioning system. This is usually already taken into account in new buildings; in older penthouses, retrofitting may be advisable.

Wind and Weather

Roof terraces are more exposed to wind and sun than lower balconies. Windbreaks (glass walls, pergolas), sunshades, and robust outdoor furniture are important features. In exposed locations, the wind on the southwest coast can be considerable in winter – inquire about the prevailing wind conditions.

Waterproofing and Drainage

The waterproofing of the roof terrace is crucial – leaks can damage not only your penthouse but also the apartments below. Have the condition of the waterproofing and drainage systems checked by a professional before purchasing. Also, clarify who is responsible for the maintenance of the waterproofing – the owner or the community.

Privacy

Although penthouses generally offer a lot of privacy, it is worth checking whether surrounding buildings have a view of your terrace. This can be an issue in densely built-up urban areas. On-site viewings at different times of the day will provide insight.
