Anyone looking to buy a villa in Port d'Andratx (also spelled Puerto de Andratx or Port Andratx) will almost always be searching on a hillside. The village sits in a deep bay surrounded by the foothills of the Serra de Tramuntana, and level plots are scarce. That is why the specific micro-location, rather than the place name, determines views, tranquility and value.

  • La Mola: The headland at the harbor entrance around the historic watchtower. Many villas are contemporary and well screened, with views over the harbor and the open sea.
  • Montport (Mon Port): Close to the Club de Vela and the promenade. What counts here is the view across the whole harbor and short distances on foot.
  • Cala Marmassen (also Cala Marmacén) and Cala Llamp: Rocky, steep coastline with villas among the pines, some of them on the first sea line. In Cala Llamp, modern architecture shapes the scene, and a small rocky cove and a beach club are nearby.
  • Cala Moragues: About two kilometers from the harbor, greener and quieter. The houses sit at different heights on the slope, and the dense pine forest provides shade but in places blocks the long-distance view.

Even a few streets can make a difference. Two villas with similar living space can differ considerably in price, depending on whether the view takes in the harbor, the harbor entrance or just a strip of sea between the pine crowns.

Construction, Plot and Features

The typical property is the multi-level hillside villa: access is at street level, while living areas, terraces and pool step down the slope, and the garage is often set into the rock. Alongside new builds and fully renovated houses, there are older villas whose layouts and building services no longer meet today's standards. Buyers of such houses usually plan for a comprehensive renovation.

When it comes to plots, the cadastral area says little. Steep sections, retaining walls, pine woodland and building setbacks reduce the usable area. What matters is how much level outdoor space is actually left for the pool, terrace and garden. Minimum plot size, building coverage and building height are governed by the zoning plan of the municipality of Andratx and vary by zone and urbanization. This is especially important if you are considering an extension, a larger pool or a replacement building.

What Determines the Value of a Villa Here

  • Type of view: The lively harbor view with boats and evening lights is something different from the open view to the west and southwest with sunsets over the sea, in places as far as the island of Sa Dragonera.

  • Privacy and build quality: Overlooking, sound insulation, windows, thermal insulation and building services. Near the sea, it also matters how well materials withstand salt air.

What to Watch for Especially When Buying a Villa Here

Permits and Areas

Have it checked whether living space, pool, extensions and terraces are permitted and match the land registry and cadastre. This comparison is particularly worthwhile for hillside villas with several extensions, because retroactive legalization is not always possible. The documents should include the building permit, the certificate of completion and habitability (Cédula de Habitabilidad or first-occupancy permit) and the energy certificate.

Coastal Law (Ley de Costas)

Spanish coastal law applies to villas close to the sea. As a rule, there is a protection zone of 100 meters from the inner boundary of the shoreline strip, within which building and use are restricted. Where the land was already classified as building land in 1988 or an approved partial development plan existed, it is 20 meters. For existing houses, this can mean restrictions on conversion and extension, and in individual cases a building even stands on public coastal land and can only be used under a time-limited concession. Have your lawyer or architect confirm the classification of the plot before you buy.

Slope, Access and Technical Systems

Check the condition and structural stability of the retaining walls, how rainwater drains away during heavy rain, and the width and gradient of the access road, including for delivery vehicles. Water supply, sewage connection and fire protection on a pine-covered slope belong on the checklist just as much as upkeep of the plot. For infinity pools, take a look at the waterproofing and structure, and for glass and metal surfaces at their resistance to salt air.

Prices

Prices can only be stated reliably as averages, not for individual locations. According to the idealista price report, the asking price in Port d'Andratx in September 2026 averaged around €10,600 per square meter (all residential property, peak in February 2026: €10,688). For the municipality of Andratx as a whole, it was €8,641. In addition, notary data analyzed by Dahler & Company show what was actually paid: in 2025, the average purchase price of a house in the municipality of Andratx was €2.64 million, the highest of all municipalities in Mallorca. The median across all residential property in the municipality was €1.21 million, so a few very expensive sales pull the average up considerably.

Buyers and Resale

Buyers come predominantly from abroad. Across Mallorca, around 42 percent of buyers from January 2024 to June 2026 came from abroad, almost half of them from Germany. Since the stock of villas in good locations is limited and hardly any new building land is added, resale potential depends heavily on location, view and a legally clean status. In our experience, villas with defects in permits or access take longer to sell.

Holiday Rental

A villa with a pool invites thoughts of holiday rental, but it is regulated. Registration as a holiday rental (ETV) with allocated places is required, the plot zoning under the island plan (PIAT) must permit it, and municipalities can impose stricter rules. New places are only awarded in limited quotas, most recently in spring 2026. Renting without a license is penalized severely, with fines of up to €500,000 for very serious violations. For that reason, plan only with an existing, verified registration, and otherwise do not count on income that cannot be documented.
