Where to Find Penthouses in Port d'Andratx
Penthouses are a rarity in Port d'Andratx (also Puerto de Andratx). The village has only around 3,300 inhabitants, development is small-scale and the slopes are shaped mainly by villas. Penthouses are therefore found mainly in two places: in residential buildings in the harbor center, where the top floor with a roof terrace opens up the view over the boats and the harbor entrance, and in residential complexes on the slopes, for example in Montport or in the central area around Cala Marmacén, where the top floor combines sea views with a communal pool and underground parking.
Because supply is small, penthouses with a harbor view do not come onto the market regularly. Buyers who are searching specifically should be patient and define their wishes for location, terrace and parking space clearly.

View and terrace are decisive. A penthouse with an open harbor view and western orientation is something different from one whose terrace faces the back of a neighboring building. Also important are the usable terrace area, privacy from neighbors, wind protection, a parking space in the underground garage, the condition of the building services and waterproofing, and the overall quality of the building. Anyone living on the front row at the harbor pays for location and rarity but also accepts the bustle. Orientation matters too: a terrace facing west or southwest brings evening light and sunsets but needs sun protection in summer, for example awnings or pergolas, which in turn have to be permitted.

Terrace: Ownership, Special Use Rights and Area
In Spain, the roof of a building is generally common property. The terrace of a penthouse is often tied only to a special use right. Clarify in the land registry and the division deed exactly what belongs to the apartment and which rights and obligations come with it. Terrace areas are also often counted only in part in area calculations. Compare prices per square meter only if the same area basis is used.
Conversions, Pool and Pergola
Pools, whirlpools, pergolas or fixed roofing on a roof change the structure and appearance of the building. They generally require the approval of the community and a permit from the municipality, and not every terrace is designed for additional loads. Before buying, ask about existing permits and about the statutes before you make remodeling plans.
Waterproofing, Wind and Salt Air
The roof is the most exposed to the weather. Have the condition of the waterproofing, drainage and railings checked, and clarify how the community divides maintenance and costs. Near the sea, salt air eats away at metal, wood and technical equipment, and wind can make terraces hard to use in autumn and winter.
Future View
A harbor view is only permanent if nothing is added in front of it. Have it checked which building heights and development possibilities apply on the plots between your building and the water.

There is no separate reliable price statistic for penthouses. The idealista price report serves as a frame of reference: in September 2026, asking prices for residential property in Port d'Andratx averaged around €10,600 per square meter, and €8,641 in the municipality of Andratx as a whole. For rental, the same restrictions apply as for all apartments in multi-family buildings.
