Apartments in Port d'Andratx (Puerto de Andratx, Port Andratx) fall roughly into two groups. In the village center and along the harbor promenade, apartments are located in compact buildings, often with views of the boats and the promenade or of the lanes behind. On the slopes around the harbor, for example in Montport and in the central area around Cala Marmacén, there are residential complexes with a communal pool, terraces and underground parking that combine harbor or sea views with more tranquility.
This is of interest to buyers who want to enjoy Port d'Andratx without the upkeep of a villa: as a second home that can be locked up at any time, or as a primary residence within walking distance of restaurants, shops and the marina.
Each group has its own logic. Apartments within walking distance of the harbor save the trip to restaurants, marina and shops, which counts in everyday life and when selling later on. Complexes on the slope, on the other hand, usually offer more space, larger terraces and communal areas, but involve longer distances and are harder to reach without a car.

Within Port d'Andratx, further factors come into play:
- an unobstructed harbor or sea view, and when in doubt the floor that makes it possible in the first place,
- the size and usability of the terrace,
- a parking space in the building or complex, which is rare in the center,
- the renovation state of bathrooms, pipes, windows and sound insulation,
- upkeep of the complex, elevator, pool and management.
What to Look Out for When Buying
Community and Running Costs
Ask about the amount of the community fees, the minutes of the last owners' meetings, the reserve fund and planned special levies, for example for the facade, roof or elevator. Ask for a certificate of outstanding amounts, because arrears can be attached to the property. Also check the statutes: some communities restrict uses such as holiday rental.
Parking and Access
Parking spaces are scarce in the center. Clarify whether a parking space comes with the property, whether it has its own land registry entry or is only a right of use, and how wide the access is. For apartments on the promenade, deliveries are sometimes only possible to a limited extent.
Noise and Season
Living directly at the harbor means summer bustle: terrace restaurants, boat traffic and festivals such as the procession of the Virgen del Carmen in mid-July with its boat parade and fire run. For that reason, view harbor apartments at different times of day, in the evening as well if possible. In winter the village is quieter, and some of the seasonal businesses close, but village life goes on.
Elevator, Sound Insulation and Access
Especially for a second home that may later become a retirement home, it pays to look at the elevator and step-free access. In older buildings, thin partition walls and impact noise are common weak points that are costly to fix afterwards.
Condition of Building and Apartment
Salt air and humidity put a strain on facades, roofs and windows. Pay attention to waterproofing, electrics, pipes and insulation. If you want to remodel, clarify in advance which interventions require the approval of the community or a permit from the municipality.
Rental, Prices and Resale
For apartments, tourist rental is particularly restricted. Since Decreto-ley 4/2025 (spring 2025), no new holiday rentals can be registered in the Balearic Islands for apartments in multi-family buildings. In addition, anyone who newly starts such a use from April 3, 2025 needs the approval of the owners' association with a three-fifths majority under the property law reform. You must check an existing registration before buying, for its legal basis, places and transferability. Otherwise, plan on personal use or long-term rental. Data on long-term rental is thin: for Port d'Andratx, idealista reports no rental price for September 2026, and a reliable figure can only come from specific comparable properties.
For apartment purchase prices there is a second data source: notary data, analyzed by Dahler & Company, give an average apartment price of around €6,008 per square meter for the municipality of Andratx in 2025, the highest of all municipalities in Mallorca. The figures are not directly comparable with idealista asking prices, as they cover different areas and methods. On resale, apartments with a harbor view, parking space, elevator and a well-run community benefit, because supply in this combination is small.
