Property in Calvià: one municipality, many coastlines
The municipality of Calvià is Palma's neighbor to the southwest and at the same time one of the most versatile property locations in Mallorca. Between Peguera in the west and Illetes on the edge of Palma lie family resorts with wide beaches, lifestyle marinas, quiet villa areas and holiday centers that could hardly differ more in tone. Anyone who wants to buy property in Calvià should therefore settle on the area first and only then on a house, apartment or villa. Location and character of the municipality
Calvià borders Palma to the east, Andratx to the west and Puigpunyent and Estellencs to the north, with the Mediterranean to the south. According to INE, around 53,800 people live here (as of 2025) across roughly 145 square kilometers, making Calvià the most populous municipality on the island after Palma. The coastline is about 54 kilometers long and deeply indented, with bays, headlands and small islands. In the northwest the municipality extends into the foothills of the Serra de Tramuntana, with the Puig de Galatzó (1,027 meters) as its striking landmark.
The Ma-1 motorway divides the municipality into two zones: a rural north and a densely populated south with the coastal towns. Historically, the municipality is where the Christian reconquest of the island began, as on September 10, 1229, Jaume I of Aragón landed in the bay of Santa Ponça. Tourism arrived from the 1950s, and the Hotel Bendinat opened in 1951. Since the 1990s the municipality has tried, through its Agenda Local 21 program, to loosen up development in some centers, for example by demolishing hotels in favor of green space.
Prosperity: what the figures say
Calvià is regarded as a prosperous municipality. According to the tax statistics of the Agencia Tributaria, the average gross income per tax return is around 37,000 euros (latest published analysis), which places the municipality among the higher-income ones in the Balearic Islands, but not at the top in Spain. The high property prices on the coast stem less from residents' incomes than from demand from international buyers who purchase in Portals Nous, Bendinat or Costa d'en Blanes.
The towns compared
The municipality can be divided into five characters. Where you end up depends on whether you weigh beach life, harbor atmosphere, privacy or proximity to Palma most heavily.
Family resorts in the west: Peguera, Costa de la Calma, Santa Ponça
Peguera (also spelled Paguera) lies on three sandy bays and is known for the boulevard that runs through the town as a pedestrian zone. The town has a large international community, including German-speaking residents, and is often lived in year-round. Costa de la Calma follows as a quiet, residential stretch of coast with rocky swimming access instead of a long beach. Santa Ponça is the largest town in the municipality and one of the most versatile: a wide bay, a seafront promenade, the Club Náutico, golf courses and, in the western part, Nova Santa Ponça, upscale villa neighborhoods. Families find infrastructure, short distances to the schools of the surrounding area and an international environment here.
Marina locations: El Toro and Costa d'en Blanes
El Toro lies around the yachting harbor of Port Adriano, which was redesigned by Philippe Starck and reopened in 2012. The town is less a holiday destination than a place to live, with detached houses and newer villa developments. Costa d'en Blanes extends across the hills above Puerto Portals and is a well-kept residential area with generous plots and sea views over the Bay of Palma. Both towns have convenient access to the Ma-1.
The premium axis: Portals Nous, Bendinat and Illetes
In the east of the municipality, close to Palma, lies, together with Costa d'en Blanes, the zone with the highest prices per square meter in the statistics. Portals Nous with the yachting harbor of Puerto Portals, the residential area of Bendinat and Illetes (the part belonging to Calvià) combine proximity to the sea with a short distance to the city. Golf, international schools and the harbor are reachable within minutes. Those who choose this location pay for proximity, privacy and prestige, and find a comparatively limited supply.
Holiday centers and quiet bays: Palmanova, Magaluf, Cala Vinyes, Sol de Mallorca
Palmanova and Magaluf are the tourist centers of the municipality, with wide beaches, hotels and nightlife; Magaluf in particular is strongly shaped by holiday tourism. Apartments and second homes play a major role here. Just a few kilometers away, Cala Vinyes and Sol de Mallorca are two predominantly private residential areas with villas, pine trees and small bays, quieter and less touristy than their neighbors.
Hinterland: Calvià Vila and Es Capdellà
The main town of Calvià (Calvià Vila) lies inland at an altitude of around 143 meters and is the seat of the administration. Fewer than a twentieth of the residents live there; it has the parish church of Sant Joan Baptista and a weekly market on Mondays. Es Capdellà is a small village of around 1,100 residents in the hinterland. The municipality also includes the Galatzó valley with the publicly accessible Finca Galatzó and around 35 kilometers of hiking trails. Here you will find village houses and fincas, with the coast easy to reach by car.

Beaches, golf and marinas
Calvià has a large number of beaches and bays, from long sandy beaches in Santa Ponça, Peguera, Palmanova and Magaluf to small rocky coves. Several beach sections are regularly awarded the Blue Flag.
There are five golf courses within the municipality. The Real Golf de Bendinat is an 18-hole course (par 70) in a wooded valley with a view of the Bay of Palma. The T Golf & Country Club offers 18 holes (par 72). In Santa Ponça you will find Golf Santa Ponsa I with 18 holes and one of the longest par-5 holes in Europe, as well as Santa Ponsa II (18 holes) and Santa Ponsa III (9 holes), which are reserved for shareholders. Golf de Andratx in Camp de Mar lies in the neighboring municipality but is also within reach.
The municipality's four sports harbors include Puerto Portals, Port Adriano, the Club Náutico Santa Ponça and the Club Náutico Palmanova. Together with sailing clubs and diving schools, they make for an active water sports area.
Schools and healthcare
International schools
The island's international school landscape is concentrated in Palma and the southwest. In Calvià itself you will find Baleares International College in Sa Porrassa (British, primary and secondary up to age 18), as well as Agora Portals International School (IB and British) and King Richard III College in Portals Nous. Queen's College, by contrast, is in Palma (Bonanova), as are Bellver International College, the Lycée Français and the German School Eurocampus. These schools are easy to reach from eastern Calvià, and many offer bus services. Popular schools keep waiting lists, so plan your application early.
Medical care
The municipality has health centers and emergency services, including the Centro de Salud in Santa Ponça and the facility in Peguera. Palma is responsible for specialist care: the public Hospital Son Espases is the reference hospital for the Ponent sector, and there are private hospitals such as Policlínica Miramar, Clínica Juaneda or Quirónsalud Palmaplanas. They can be reached from most coastal towns in 15 to 35 minutes.
Connections to Palma and the airport
The Ma-1 links all the coastal towns with Palma. From Portals Nous, Bendinat and Costa d'en Blanes you are in the city in around 15 minutes, from El Toro and Santa Ponça in about 20 minutes and from Peguera in around 25 to 30 minutes. To Son Sant Joan airport you need roughly 20 to 35 minutes, depending on the town. These are guideline figures; in high season and during rush hour it can take longer. Buses connect the towns with Palma and Andratx several times a day. It is precisely this proximity to the city and the airport that sets Calvià apart from places further west.
The real estate market in Calvià
According to the idealista price report of September 2026, asking prices for residential property in Calvià average around 7,550 euros per square meter, about 4 percent above the previous year. By comparison, idealista reports around 5,590 euros for the Balearic Islands. The range within the municipality is wide; the following figures are asking prices in September 2026:

For Calvià Vila and Es Capdellà, idealista reports no separate figure. The averages mix apartments and houses, so a price per square meter says only so much about an individual villa. The pattern is nonetheless clear: the premium axis in the east lies well above the municipal average, the family resorts in the west sit below it, and the holiday centers are at the lower end.
The offering ranges from apartments and terraced houses in the holiday resorts, through detached houses in the residential areas, to villas with sea views in Portals Nous, Bendinat and Costa d'en Blanes. Because many buyers come from abroad, demand depends less on the local economy than on the international situation.
Holiday rentals
Anyone counting on rental income in Calvià should know the legal situation precisely. Short-term rental to vacationers requires a Balearic license (ETV). New licenses were frozen from 2022, since the 2025 decree new holiday rentals in multi-family buildings are excluded across the Balearic Islands, and in 2026, according to media reports, a small quota was drawn by lottery for the first time again. Apartments in the holiday centers in particular therefore need careful scrutiny. Before reserving, clarify whether a valid license exists and whether the use is legally sound.
