Capdepera and Cala Ratjada: the northeast of Mallorca
Capdepera lies at the far northeastern tip of Mallorca, where the island juts furthest toward Menorca. The municipality combines a historic country town beneath a medieval castle with several coastal towns: Cala Ratjada with its fishing harbor, Font de sa Cala with a small sandy bay and Canyamel with a golf course and beach. Anyone looking for property in Cala Ratjada or the surrounding area will find a wide range here, from a holiday apartment near the harbor to a villa with sea views.
The northeast is a different Mallorca from the southwest: less glamorous, more shaped by family and summer tourism, but with considerably lower entry prices and a coastline that ranks among the most varied on the island. This page gives you a factual overview of location, market, infrastructure and the particulars of buying here.
Location, character and history
Capdepera lies in the east of the island, in the Llevant region. The municipality comprises the town of Capdepera inland as well as the coastal towns of Cala Ratjada, Font de sa Cala, Canyamel and the small settlement at Cala Mesquida. One important point for buyers: the Coves d'Artà, the well-known dripstone caves, carry the name of the neighboring town but lie on the coast near Canyamel and therefore within the municipality of Capdepera.
The town of Capdepera and its castle
The town itself does not lie on the sea but climbs the slope below the Castell de Capdepera. The fortress dates from the 14th century and was meant to protect the population from attacks from the sea. From the walls the view stretches over the rooftops, the hills of the Serres de Llevant and the coast, and on a clear day as far as Menorca. Around the Plaça de l'Orient you will find shops, cafés and municipal facilities; the weekly market takes place here on Wednesdays. Capdepera is the place where the everyday life of the municipality remains visible even outside the season.
Cala Ratjada: fishing harbor and holiday resort
Cala Ratjada arose in the 17th century as a small fishing settlement founded by residents of Capdepera. A first hostal opened here as early as 1885, but the big building boom followed from the 1970s onward. The result is an established harbor core with fishing boats, excursion ships and yachts, surrounded by newer hotel and apartment districts. East of the harbor, the historic lobster houses recall the earlier fishing trade, and further out stands the Far de Capdepera lighthouse. The weekly market takes place on Saturdays, all year round.
Font de sa Cala and Canyamel
Font de sa Cala lies only a few kilometers from Cala Ratjada. The town is quieter than Cala Ratjada and is grouped around a small sandy bay with mostly calm water. Canyamel is a residential settlement with its own beach, the Canyamel golf course and the Coves d'Artà in the immediate vicinity. This is where, together with Font de sa Cala, the locations lie in which villas and larger houses with sea views shape the market.
The real estate market in Capdepera
The offering in Capdepera is broader and more fragmented than in the island's classic premium locations. There are apartments and townhouses in Cala Ratjada, terraced and semi-detached houses in the residential developments, and villas in Font de sa Cala and Canyamel. True luxury properties on the first sea line are rarer than in the southwest, but buyers more often find solid second homes within a manageable price range.
Apartments and townhouses in Cala Ratjada
In and around Cala Ratjada, apartments and townhouses dominate. The micro-location is decisive here: the center and the harbor offer short distances to shops and restaurants, but are also busier in season and louder in the evenings. Living is quieter on the outskirts toward Cala Gat and Cala Agulla or above the coast, where sea views and greenery come more to the fore. If you are buying an apartment near the nightlife, you should check it at different times of day.
Villas in Font de sa Cala and Canyamel
Villas and larger detached houses are concentrated in the residential developments of Font de sa Cala and Canyamel. Typical are hillside plots with a pool and a view of the bay or the hills of the hinterland. In Canyamel, proximity to the golf course is added. Because the developments have grown over decades, construction quality, condition and legal status of the properties differ greatly. An independent review of building permits, certificate of habitability and land registry is therefore a must.
Price level and value development
Prices in the northeast are clearly below those in the southwest, but there are marked differences within the municipality. According to the idealista price report, asking prices for residential property in Capdepera averaged around 4,437 euros per square meter in September 2026, about 3.9 percent more than in the same month a year earlier. Broken down by town, the picture is as follows (also idealista, September 2026):
- Canyamel: around 5,362 euros per square meter
- Font de sa Cala: around 5,149 euros per square meter
- Capdepera (town): around 4,153 euros per square meter
- Cala Ratjada: around 4,016 euros per square meter
These figures are based on listings and are averages across all property types. Individual properties deviate considerably upward or downward depending on location, condition, size and features; villas with sea views are generally well above the average of simple apartments. No statement about future prices can be derived from this. We always value properties by direct comparison with current, real comparable offers.
Beaches, golf and leisure
Beaches and bays
The coast of Capdepera is varied. In Cala Ratjada itself lie the town beach of Son Moll and the small bay of Cala Gat; a few minutes away stretches Cala Agulla, a broad sandy beach framed by wooded slopes. At Cala Mesquida, a beach with dunes and a small settlement, one section is also designated for naturists; from there Cala Torta can be reached on foot. Font de sa Cala has a compact sandy bay, and Canyamel its own beach. Water sports, snorkeling and diving are a regular part of the offering.
Golf in Canyamel
The Canyamel golf course is an 18-hole course (par 73, around 6,200 meters) and has been operating since 1988. According to the club, it is open 364 days a year and has a driving range, practice areas, a golf academy and a clubhouse with a terrace. For golfers, this is a year-round argument for the region.
Nature, excursions and culture
Coastal paths lead from the harbor of Cala Ratjada to the lighthouse and into the surrounding bays. Excursion boats run from Cala Ratjada along the east coast, including trips to Canyamel and the Coves d'Artà. In July, the Festes del Carme in honor of the patron saint of sailors shape harbor life; in summer, serenades and a night market round out the program. The neighboring town of Artà is easy to reach by car.
Infrastructure and daily life
Medical care
In Capdepera and in Cala Ratjada there are public health centers with an on-call service (PAC), as well as several pharmacies. The responsible hospital for the Llevant sector is the Hospital de Manacor, inland. For specialists and larger procedures, the journey often continues to Manacor or Palma. Anyone settling here permanently should factor healthcare into their planning and consider additional private insurance.
Schools and education
The municipality has nurseries (Escoletes) in Capdepera and Cala Ratjada, the primary schools CEIP S'Alzinar in Capdepera and CEIP S'Auba in Cala Ratjada, and the secondary school IES Capdepera with ESO and Bachillerato. The language of instruction at public schools is essentially Catalan and Spanish. Anyone looking for an international or German-speaking school must expect longer journeys and should inquire about places early.
Connections and mobility
It is roughly 75 to 80 kilometers to Palma airport depending on the destination, and the drive takes about 70 minutes under normal conditions; the route runs via the Ma-15 as well as the Ma-4030 and the Ma-4040. It is a good 80 kilometers to the center of Palma. The location is therefore not suited to daily commuting to Palma, but for people who live, work or work from home in the northeast, it is unproblematic. Cala Ratjada is served by several bus lines, including a direct connection to Palma, but in daily life a car makes sense.
Season and holiday rentals
Seasonality
The northeast is strongly shaped by tourism. In summer Cala Ratjada is lively, with a full promenade, nightlife and correspondingly heavy traffic; out of season it becomes much quieter, and many tourist businesses reduce their opening hours. That the weekly market and the municipal infrastructure run all year round makes the town livable in winter too. If you buy a property, you should not view it only in high summer.
Regulation of holiday rentals
Tourist rentals in Mallorca are strictly regulated. Without a valid license (ETV), short-term rental is illegal and can result in heavy fines. After the moratorium of 2022, new licenses were issued only to a limited extent and through selection procedures; for apartments in multi-family buildings, new licenses have been excluded in principle since the 2025 decree, and often only detached, semi-detached and terraced houses remain. This is particularly relevant because a large part of the offering in Cala Ratjada consists of apartments.
So the rule is: never rely on return promises in connection with holiday rentals. Before buying, check whether a valid license is entered in the register, whether it belongs to the specific property and what applies to a transfer. In addition, the municipality's zoning, the statutes of the owners' community and tax obligations (income tax or non-resident tax, tourist tax) must be clarified. The legal situation keeps changing; have it confirmed by a specialist lawyer.
