Llucmajor is the largest municipality on the island by area: roughly 327 square kilometers, about 40,500 residents (INE, as of January 1, 2025) and 16 settlements spread across town, coast and wide hinterland. Anyone who talks about “property in Llucmajor” therefore means very different things: a market town inland, coastal settlements on the Bay of Palma, quiet villa areas on the cliffs near Cala Pi and fincas in open countryside.

What most locations have in common is proximity to Palma and the airport, with considerably more space and quiet than in the densely built parts of the bay. This page sorts out the sub-areas and shows what buyers should watch for with plots, coastal law and holiday rentals.

Location, character and history

The municipality stretches from s'Arenal on the Playa de Palma to the south coast. The main town lies about 15 kilometers from the coast inland and, as a country town, is geared to the everyday life of its residents rather than to vacationers.

The town of Llucmajor

Llucmajor is first mentioned in 1259 and was elevated to a villa in 1300 under Jaume II. It is historically known for the Battle of Llucmajor in 1349, in which Jaume III fell and the independent Kingdom of Mallorca came to an end. The town later became a center of shoemaking. Today, shops, cafés, the parish church of Sant Miquel and the monastery of Sant Bonaventura are grouped around the Plaça d'Espanya; the weekly market takes place several times a week, including Wednesdays and Fridays. The price level in the town center is considerably lower than on the coast.

The coast on the Bay of Palma

Between the Playa de Palma and Cap Blanc, several residential developments sit on a coastal plateau: Badia Gran (Bahía Grande), Badia Blava, Cala Blava, Bellavista and Tolleric. Typical are low-rise buildings, quiet streets and sea views over the Bay of Palma, while access to the water usually leads over rocky coves rather than long sandy beaches. Badia Gran, for example, is about 19 kilometers from the airport and about 25 kilometers from the center of Palma, with a drive to Palma of about 30 minutes. Other settlements in the municipality include Maioris Décima, Puig de Ros, Son Verí Nou and Sa Torre.

Cala Pi and Vallgornera

Further south opens Cala Pi, a narrow bay that cuts into the land like a small fjord. The settlement on the cliffs consists predominantly of villas and is quiet: hardly any clubs, a limited selection of shops and no mass-market hotels. The Torre de Cala Pi, a watchtower from 1663, recalls the defense against pirates. The Vallgornera urbanization is also counted as part of this stretch of coast. It is around 21 kilometers from Llucmajor to Cala Pi, and about 40 minutes by car to the airport.

Hinterland, fincas and hamlets

Between the town and the coast lies a large, agricultural area with almond trees, carob, vines and scattered farmsteads. Here you will find fincas and country houses on large plots, as well as the Talayotic settlement of Capocorb Vell, and the Puig de Randa rises nearby. This part of the municipality is of interest to buyers who want space, privacy and a location away from the coast.

The market divides into three segments that differ clearly in price, demand and legal situation.

Villas with sea views on the coast

Along the cliffs from Badia Gran to Cala Blava and at Cala Pi, villas stand on generous plots, often with a view over the Bay of Palma or the open sea. The plots are frequently large and the settlements quiet. Access to the water, however, cannot be taken for granted: there may be differences in elevation or longer distances between the house and the bathing spot. This should be checked on site at every viewing.

Fincas and country houses in the hinterland

In the hinterland you will find fincas, some with outbuildings, olive or almond groves and cisterns. These properties are subject to rustic land law (see below), so the existing structures, their legality and the scope for extension need especially careful checking. The location close to the motorway to Palma and to the airport is an advantage over many other finca regions.

Apartments and terraced houses

Apartments, terraced houses and townhouses are concentrated in the town of Llucmajor and in s'Arenal. s'Arenal lies on the Playa de Palma and is strongly shaped by tourism, with proximity to the beach and a wide range of infrastructure; the town of Llucmajor is home mainly to locals. Both locations appeal above all to buyers looking for a moderate price level and good connections.

Price level and value development

According to the idealista price report, asking prices for residential property in Llucmajor averaged around 4,536 euros per square meter in September 2026, about 5.4 percent more than in the same month a year earlier. The range within the municipality is wide (idealista, September 2026):

  • Sa Torre: around 5,020 euros per square meter

Beaches, golf and nature

Cala Pi and the rocky coves

Cala Pi is regarded as one of the most beautiful bays in the south. The sandy beach at the end of the roughly 420-meter-long bay is about 50 meters wide, sheltered from waves and framed by cliffs; the descent leads down 147 stone steps. In high season a lifeguard is on duty, and a small beach bar serves visitors. The bay lies in a designated nature area. Along the coast near Badia Gran, Badia Blava and Cala Blava there are small rocky bathing spots that are suitable for swimming and snorkeling but are not sandy beaches.

For context: the well-known beach of Platja des Trenc is not in Llucmajor but in the neighboring municipality of Campos. Anyone using it as a benchmark should check the distance to the property in question.

Golf in Llucmajor

There are two golf facilities in the municipality. Son Antem offers two 18-hole courses (East and West), according to the operator about ten minutes from the airport and fifteen from Palma. Golf Maioris is an 18-hole course (par 72) that opened in 2006 and lies about 15 kilometers from the airport. From the coastal settlements they can usually be reached with a short drive.

Cap Blanc, Capocorb Vell and hiking

The coastal area toward Cap Blanc is characterized by open landscape and offers distance from the densely built zones on the bay. The Talayotic site of Capocorb Vell, preserved over more than 6,000 square meters, is the most significant archaeological site in the municipality. For cyclists, the route between Cap Blanc and s'Estanyol is well known.

Building land, rustic land and coastal law

Plots and building law

Before you buy a plot or a finca, its classification must be clarified: suelo urbano is not automatically buildable right away, suelo urbanizable is only development potential, and suelo rústico is heavily regulated. On rustic land, new construction and extensions depend on minimum sizes, protection categories, grandfathering and on municipal and island-wide planning. Frequently cited figures such as 14,000 square meters are not an automatic building permit. Cadastre data does not replace the building file. Ask for licenses, the certificate of habitability and a reconciliation of the nota simple, cadastre and actual structures, and obtain a written assessment from an architect and a lawyer before buying.

The Coastal Law (Ley de Costas)

Properties near the sea are subject to the Spanish Coastal Law of 1988. Inland of the shoreline there is a protection zone of generally 100 meters, in some cases only 20 meters for urban areas already built up at the time; in the first 6 meters there is additionally a right of free passage (servidumbre de tránsito), on which building is not allowed. In the protection zone, new buildings and many conversions are restricted. For existing houses this can mean that only certain maintenance work is permitted. For properties near the coast in Cala Pi, Cala Blava or Badia Gran, always check the position relative to the shoreline and whether a boundary demarcation (deslinde) exists.

Infrastructure and daily life

Medical care

According to the health service IB-SALUT, the Llucmajor-Migjorn health center (Carrer Antoni Maura) has an on-call service (PAC) open around the clock. The hospital for the sector is the Hospital Universitari Son Llàtzer in Palma; the Hospital Universitari Son Espases is also in Palma. For coastal settlements such as Cala Pi, the journey there is longer, which should be taken into account when choosing a location.

Schools and education

In the town of Llucmajor there are public primary schools and the secondary school IES Llucmajor with ESO and Bachillerato; in s'Arenal there is another public secondary school (IES s'Arenal). International and German-speaking schools are mostly found in the greater Palma area, which for many families in the coastal settlements is a question of daily travel time.

Connections and mobility

The Ma-19 motorway links s'Arenal and the coastal settlements with Palma and the airport. From Badia Gran it is about 20 to 35 minutes to the airport and around 30 minutes to the center of Palma; from Cala Pi allow about 40 minutes to the airport. The main road from Palma toward Santanyí runs through Llucmajor. Bus lines such as line 504 connect the coast with Palma, but daily life in the villa developments requires a car.

Holiday rentals in Llucmajor

Balearic-wide rules apply to tourist rentals: without a valid license (ETV), short-term rental is prohibited and carries substantial fines. After the moratorium of 2022, new licenses were issued only to a limited extent through selection procedures, and for apartments in multi-family buildings new licenses have been excluded in principle since the 2025 decree. Villas and detached houses therefore have a legal advantage, but there is no entitlement to a license. The municipality's zoning, the statutes of the owners' community, tax obligations and the existence of a license must be checked individually for each property. Do not base the economics of a purchase on holiday rental alone.
