Buying a Sea View House in Mallorca: What Makes the View

A house with a sea view is one of the most common wishes among buyers in Mallorca, and at the same time one of the hardest to fulfil. Sea view, seafront house and front line sound similar but mean different things, and for houses the plot, slope, access, pool and Coastal Law come on top. This page shows all the houses and villas in our database that are marked as having a sea view, across the island with a focus on the southwest. The text below explains what matters with sea view villas.
Sea View, Seafront House, Front Line
- House with a sea view: You can see the sea, but the house is not directly on the coast. Typical of hillside houses that open over several levels toward the water.
- Seafront house, front line: The plot lies directly on the coast with no other development in between. This is the rarest and most sought-after location.
- Access to the water: A third characteristic. Even a front-line house does not automatically have its own access, and the word private beach is misleading: the sea and the coastal strip are publicly accessible.
The Coastal Law: What Applies to Houses on the Water
The Spanish Coastal Law (Ley de Costas) directly affects houses close to the water. It distinguishes several zones:
- Public coastal domain: The ribera del mar, that is, the area up to the line reached by the waves in the greatest known storms, including the beaches, belongs to the state. The sea and the ribera are free, public and available to use at no cost.
- Pedestrian strip: Six meters from the inner boundary must remain permanently clear for pedestrians and rescue vehicles; in difficult terrain the strip can be up to 20 meters wide.
- Protection zone: As a rule 100 meters from the inner boundary, or 20 meters for land already classified as urban in 1988. New residential buildings are in principle excluded there, and in special cases the zone can be extended by up to 100 meters.
- Zone of influence: At least 500 meters, in which planning must take coastal protection into account.
For existing houses that conflict with these rules, repair, improvement and modernization are permitted as long as volume, height and area do not grow. If a building stands on public coastal land, it can only be used under a time-limited concession, which may run for a maximum of 75 years. Whether a house is affected, and what that means for extensions, pool and terrace, can only be answered for the individual plot. Have the classification confirmed by a lawyer or architect before you buy.
Hillside Setting and Plot
Most houses with sea views stand on a slope. That has advantages and consequences. Higher plots usually have the more open view, but need longer and steeper access roads. Lower plots are closer to the water, and their view depends more on neighboring houses and trees. The cadastral area says little: steep sections, retaining walls, pine woodland and building setbacks reduce the usable area. What counts is how much level outdoor space is actually left for pool, terrace and garden.
- Access: Width, gradient and turning space, also for delivery and rescue vehicles.
- Retaining walls and rainwater: Condition and structural stability of the walls, drainage during heavy rain.
- Pool: An infinity pool on a slope is complex, so look at the waterproofing, structural stability and approval.
- Visibility: From the sea side a house is often visible, from boats as well as from neighbors above.
Securing the View for the Long Term
With a house, the view is an essential part of the value, and it can change. Before buying, check what may still be built on the neighboring plots: permitted height, building coverage and distances under the municipality's development plan, existing permits, extensions. Take the vegetation into account, because pines on your own and other people's land keep growing. Buying does not normally give you a right to an unobstructed view; it must be secured through building regulations or a registered easement. View the house at different times of day and ask to be shown from which rooms the view exists.
Salt Air, Wind and Maintenance
Proximity to the sea means salt air, wind and humidity. Window and door frames, metal parts, railings, fittings, pool technology and facade paintwork age faster. For glass and metal surfaces it is worth looking at their resistance to salt air, and for wooden terraces at maintenance and fixings. Expect regular maintenance and ask to see records of work carried out recently.
Prices: What a House with a Sea View Costs
A flat premium for a sea view cannot be quantified responsibly; it depends on location, height, type of view, condition and rarity. Averages offer some guidance: according to notary data analyzed by Dahler, the average purchase price of a house in 2025 was around €1.08 million across Mallorca, around €2.4 million in the southwest (Andratx and Calvià) and around €2.64 million in the municipality of Andratx. According to idealista, asking prices for residential property in September 2026 were around €10,600 per square meter in Port d'Andratx, around €10,000 in Costa d'en Blanes, around €9,900 in Portals Nous and Bendinat and around €7,300 in Santa Ponça. The figures mix all property types, and the averages are pulled upward by large villas. For an individual house, location, height, plot and permit status count.
Sea View Locations in Mallorca
Southwest
- Port d'Andratx: Hillside villas with harbor views in Montport and open views to the west and southwest in La Mola and the coastal locations, plus Cala Llamp and Cala Moragues.
- Camp de Mar: Villas on the wooded slopes around the bay, some with sea views.
- Sant Elm: Houses on the slopes above the bay with views of Sa Dragonera and the open sea.
- Santa Ponsa and Nova Santa Ponça: Hillside locations with views of the bay, marina and sea, alongside residential complexes with terraced houses.
- Costa d'en Blanes and Bendinat: Hillside locations with views over the Bay of Palma.
North and East
Houses with sea views are also offered on other coasts, for example in the Alcúdia region in the north or in Cala d'Or in the east. The character and price structure differ from the southwest, where we have worked for more than 35 years.
Holiday Letting for Houses with a Sea View
A house with a sea view and a pool raises the thought of holiday letting, but it is regulated. A license is in principle possible for detached, terraced and semi-detached houses, but zoning must permit the use, new licenses are only issued in limited quotas, most recently by lottery in spring 2026, and letting without a license can attract fines of up to €500,000 for very serious violations. Only plan around an existing, verified registration.
