Santa Ponsa (Catalan Santa Ponça) is the largest town in the municipality of Calvià and one of the places in the southwest where a house can be found for very different uses. If you want to buy a house in Santa Ponsa, you can choose between the townhouse in a residential complex, the detached chalet on a quiet residential street, the house on the golf course and the villa on the hillside overlooking the bay. House Types in Santa Ponsa
- Terraced and semi-detached houses: Mostly in residential complexes with a communal pool and green areas, often with two to three bedrooms. A low-maintenance solution for couples and small families, with a terrace or share of garden.
- Detached chalets: Single-family homes on their own plot in residential streets between the village center and the hills, often of an older vintage. If you want to modernize, you will find properties here with room for your own ideas.
- Houses near the golf course: Terraced and single-family houses along Avinguda del Golf and around the course, with a view of the fairway rather than the sea.
- Villas and new builds: Larger, partly modern villas with a pool in the hillside areas and in Nova Santa Ponça, as well as new-build projects and comprehensively renovated existing houses.
Comparing the Micro-Locations
Village Center and Beach
Around the broad sandy bay you will find the promenade, restaurants, shops and the Saturday market. Houses in the residential streets behind the beach have short distances, but in summer also more activity and more through traffic. If you want to live here all year round, look for a street with little traffic and view the house outside the season.
Harbor and Club Náutico
The marina of the Club Náutico Santa Ponça lies at the edge of the bay. The residential areas above the harbor are usually quieter than the village center, the houses sit on the slope, and from the upper streets the view sometimes opens up over the bay. Close to the water the Coastal Law applies with its protection zones; more on that below.
Golf Santa Ponsa
The Golf Santa Ponsa I course was laid out in 1977 by Folco Nardi, has 18 holes (par 72) and, according to the club, has hosted the European Tour six times. Two further courses are reserved for members. Houses on the fairway offer green views and space, but call for a close look at the details: how near are the tees and paths, what about stray balls, and when does maintenance work on the course start in the morning?
Nova Santa Ponça
This district lies in the hills between the village center and El Toro with Port Adriano. Here you will find residential complexes, terraced houses and villas, some with sea views and, depending on the location, within walking distance of the beach at Port Adriano. If you want to use the beach and marina in everyday life, check the walking distance carefully, because the differences in height are greater than they look on the map.
Hillside Locations with Sea Views
The slopes above the bay offer an unobstructed view of the water, but call for attention to access, retaining walls and rainwater. Clarify what may still be built on the neighboring plots, and watch for growing trees that can close off the view over the years.
Border with Costa de la Calma
To the west lies Costa de la Calma, a quiet, residential location with rocky access to the water instead of a long sandy beach. Prices are lower than in Santa Ponsa, and the surroundings are calmer. The boundary between the two places is fluid in everyday life, but for pricing it matters in which district the house actually lies.
What to Look Out for When Buying a House
- Permits: The pool, extensions, garage and roof terrace must be approved and recorded in the land registry and cadastre. This includes the habitability certificate (Cédula de Habitabilidad) and the energy certificate.
- Community: For houses in complexes, check the community fees, reserve fund, special levies and the statutes, especially regarding alterations and letting.
- Condition: For houses from the 1980s and 1990s, check the roof, electrics, pipework, windows and insulation. Salt air and humidity take their toll on the building fabric.
- Coastal Law: Only relevant close to the sea. The protection zone is as a rule 100 meters from the shoreline, or 20 meters for land already classified as urban in 1988, and can restrict conversions and extensions.
Prices and Market Picture
According to idealista, asking prices for residential property in Santa Ponça averaged around €7,300 per square meter in September 2026, about 5 percent more than a year earlier. For comparison: across the whole municipality of Calvià it was around €7,550, and in Costa de la Calma around €6,530. The figure mixes apartments and houses and says little about an individual house. In addition, notary data analyzed by Dahler show what was actually paid: in 2025 the average purchase price of a house in the municipality of Calvià was around €2.54 million, and across Mallorca around €1.08 million. Terraced houses in residential complexes and large villas on the hillside are accordingly far apart.
Rental
Tourist letting requires registration as a holiday rental. Under the current rules, a license is in principle possible for detached, terraced and semi-detached houses, but new licenses are only issued in limited quotas, most recently by lottery in spring 2026. Zoning, the municipality and the community statutes must permit the use. Letting without a license can attract heavy fines. Only plan around an existing, verified registration, and do not count on income that cannot be documented.
