If you want to buy an apartment in Santa Ponsa (Catalan Santa Ponça), you have a wide choice compared with many other places in the southwest. The range runs from the compact apartment near the promenade, through flats in well-kept complexes with a pool and underground parking, to the penthouse with a roof terrace. The town lies in the municipality of Calvià, around 20 kilometers from Palma, and is also lived in all year round.   • Apartments near the beach and promenade: Compact flats for one or two people that make sense as a second home. The distances to the beach, restaurants and supermarkets are short.

Which Location Suits Which Way of Life?

Village Center and Beach

This is where most is going on: the promenade, restaurants, shops and the Saturday market are within walking distance. Apartments in the center suit anyone who does not want to depend on a car. The flip side is the summer bustle and evening activity, so view at several times of day.

Golf Area

Around Avinguda del Golf and the Santa Ponsa I course are residential complexes with views of the fairway and hills. The setting is green and quiet, the distances to golf and the tennis club are short, and for the beach you will usually need a car or bicycle.

Nova Santa Ponça and Port Adriano

Between the village center and El Toro lies Nova Santa Ponça with numerous residential complexes, some of them within walking distance of Port Adriano and its beach. If you want to use the marina and restaurants in everyday life, choose an apartment in this direction.

Harbor and Costa de la Calma

It is usually calmer at the Club Náutico Santa Ponça than in the village center. To the west lies Costa de la Calma, a residential location with rocky access to the water. According to idealista, prices per square meter there are lower than in Santa Ponsa.

What Matters in an Apartment

  • Floor and view: The price difference between the ground floor and an upper floor is often greater than that between two complexes. Check whether the sea view is really visible from the living area or only from the edge of the terrace.
  • Terrace and orientation: Size, hours of sun and wind protection determine how much you use the outdoor space. In Santa Ponsa the terrace is often the real living room in summer.
  • Parking space and storage room: Is it sold with the apartment, is it recorded in the land registry, and how big is it?
  • Elevator and access: Important if the apartment may later become a retirement home.
  • Floor area figures: Distinguish between built and usable area, and ask to be shown how the terrace areas and community shares are split.

Penthouse in Santa Ponsa

Penthouses combine the calm of the top floor with a roof terrace that, in larger units, is used like a small garden. Check who legally owns the terrace, whether the pool or any structures are approved, and how the community regulates alterations. Roof terraces are particularly exposed to the weather, so look at the waterproofing, drainage and the condition of the railings and metal parts. The price depends heavily on the view, the terrace area and the complex.

Community and Running Costs

With apartments, the community plays a part in the quality of living. Ask about community fees, the minutes of the last owners' meetings, the reserve fund and planned special levies, for example for the facade, roof, elevator or pool. Have it confirmed that no amounts are outstanding, because arrears can attach to the property. Older complexes will eventually need work on the facade, roof or elevator, which shows in the reserve fund. Also read the statutes with pets, terrace glazing, awnings and letting in mind.

Prices and Rental

According to idealista, asking prices for residential property in Santa Ponça averaged around €7,300 per square meter in September 2026, about 5 percent above the previous year. For the whole municipality of Calvià it was around €7,550, and for Costa de la Calma around €6,530. The figures mix apartments and houses. For apartments, notary data analyzed by Dahler show the actual average: in 2025 around €5,500 per square meter in the southwest (Andratx and Calvià) and around €3,760 across Mallorca. Notary values and asking prices are not directly comparable, as they cover different areas and methods.

For apartments, tourist letting is particularly restricted. Since the decree of April 2025, no new holiday rentals can be registered in the Balearic Islands for apartments in multi-family buildings. An existing registration must be checked for its legal basis and transferability before you buy. Otherwise, plan on personal use or long-term letting.
