Buying a House in Port d'Andratx: More Than the Villa on the Hill

Anyone looking for a house for sale in Port d'Andratx (also spelled Puerto de Andratx or Port Andratx) usually thinks first of the villas on the slopes above the harbor. They have a page of their own. This page is about everything else: town and village houses in the center, terraced and semi-detached houses in residential complexes, and smaller detached homes that come with less land and less upkeep than the large hillside villas. If you are searching for property in Port d'Andratx and value short distances, this is often the better-suited type of home.
The village sits in a deep, funnel-shaped bay surrounded by the foothills of the Serra de Tramuntana. There is hardly any large flat land, and that shapes the houses: almost every one has a particular feature, whether a hillside position, a staircase over several levels, a roof terrace or a narrow access road. The supply of compact houses is limited.
House Types at a Glance
- Town and village houses: Narrow, multi-storey houses in the lanes behind the harbor promenade, some with a roof terrace. The view often stretches only over the rooftops or to a glimpse of the bay, but restaurants, shops and the harbor are just a few minutes' walk away.
- Terraced and semi-detached houses: Usually part of a residential complex with a communal pool and well-kept grounds, often on a slope. They offer a terrace or small garden and more privacy than an apartment, without leaving you to look after the pool and green areas on your own.
- Smaller detached houses: Older chalets and single-family homes on modest plots in the village and the neighboring residential areas, either already modernized or in need of renovation.
- Houses in the surrounding area: In Andratx, about five kilometers away, in s'Arracó or in Camp de Mar, there are village and family homes with a different everyday life: less harbor atmosphere, often more space.

Distances and Amenities
The village itself has a pharmacy, a supermarket and a bank. For larger shopping trips most people drive to Andratx or Palma, which is about 30 minutes away via the Ma-1. With a town house in the center you can do a lot on foot. If you live in a villa on the hillside, you depend on the car for almost every errand.
Views and Privacy
A villa generally offers a wide view of the harbor or the open sea, a pool and screened outdoor areas. A town house trades part of that for proximity to the harbor: the view is often a partial one, the roof terrace replaces the garden, and the neighbors are closer. In high season it is busy around the promenade, and in the evening too during summer festivals. For that reason, view a house in the village center at different times of day.
Upkeep
Less space means less maintenance. With a villa, the pool, garden, retaining walls and driveway come on top. With a terraced house in a complex you share part of these tasks, but community fees apply. In both cases, salt air and humidity take their toll on the facade, windows and metal parts.
Parking and Access
Parking spaces are scarce in the village center, and some lanes are too narrow for larger vehicles. Before buying, therefore, establish exactly how the house can be reached:
- Does a parking space or garage come with the house, and is it registered in the land registry or only a right of use?
- How wide is the access, how steep is it, and does your vehicle fit?
- How do furniture, removal and delivery vans reach the house, and where may they stop?
- Are there steps between the street and the entrance, and what are they like when wet?
Terraced or Semi-Detached House in a Community
For houses in residential complexes, the community plays a part in everyday life. Ask about the amount of the community fees, the minutes of the last owners' meetings, the reserve fund and planned special levies, for example for the facade, roof or pool. Have it confirmed that no arrears are outstanding. Read the statutes: they regulate what you may change on the house and can restrict uses such as holiday letting. Also clarify which part of the plot belongs to you alone and which is communal property, and who maintains the roads, lighting and water pipes in the urbanization.
Checks Before You Buy
- Permits and floor areas: Do the living area, roof terrace, extensions and garage match the building permit, land registry and cadastre? Retroactive legalization is not always possible.
- Documents: Habitability certificate (Cédula de Habitabilidad), energy certificate and, for older houses, a survey of the roof, pipework and damp.
- Coastal Law: Near the harbor, a house can fall within the protection zone of the Coastal Law (Ley de Costas). As a rule it extends 100 meters from the shoreline, or 20 meters for land that was already classified as urban in 1988. This restricts conversions and extensions, so have the classification checked before you buy.
Prices and Rental
Prices can only be given as a guide. According to idealista, asking prices for residential property in Port d'Andratx averaged around €10,600 per square meter in September 2026 (all property types). Notary data analyzed by Dahler give an average purchase price of around €2.64 million for houses in the municipality of Andratx in 2025. That average is driven by large villas, the data basis is small (in 2025, 92 of the 318 recorded sales in Andratx were houses), and the median across all residential property in the municipality, at €1.21 million, is considerably lower. For a town house or terraced house it is only a rough frame of reference.
Holiday letting is heavily regulated. Under the current rules, a license is in principle possible for detached, terraced and semi-detached houses, but new licenses are only issued in limited quotas, most recently by lottery in spring 2026. Zoning and the community statutes must permit tourist use, and letting without a license can attract heavy fines. Only plan around an existing, verified registration.
