Buying a Sea View Apartment in Mallorca: What Matters

Anyone looking to buy an apartment in Mallorca very often searches for sea views. In listings the phrase stands for quite different things: the view from the living room, a strip of water between two buildings, or the panorama from a roof terrace. This page shows all the apartments and penthouses in our database that are marked as having a sea view, across the island with a focus on the southwest. The text below helps you classify the type of view, check it during the viewing and secure it for the long term.

The Types of Sea View

  • Panoramic view: A wide, open view over the coast and the open sea, usually from higher floors or roof terraces. It stays in the memory most and is the hardest to get.
  • Side sea view: The water appears at the corner of your eye or when you look sideways from the terrace. It is often the difference between two otherwise similar apartments.
  • Partial view: A glimpse between buildings, trees or over rooftops. It can be appealing, but depends heavily on the surroundings.
  • Harbor and marina view: A view of boats, promenade and harbor basin, as in Port d'Andratx. Lively, but in summer it comes with more activity.
  • Sunset and west-facing: Apartments facing west and southwest enjoy the light in the evening, but in summer the terrace can get very hot in the afternoon.

Seafront, Sea View, Front Line

These terms are often mixed up and do not mean the same thing. Sea view describes what you see. Front line (primera línea de mar) describes where the building is, namely directly on the coast with no other development in between. Whether you can also reach the water from there is a third question. A penthouse terrace can have a wide view and lie several hundred meters from the shore, while a front-line apartment may have a harbor or a road on its doorstep.

For apartments close to the water, the Spanish Coastal Law plays a role. The sea and beach, together with a six-meter pedestrian strip from the shoreline, remain public. In a protection zone of generally 100 meters, restrictions apply to new buildings and extensions; for land that was already classified as urban in 1988, the zone is 20 meters. Transitional rules apply to existing buildings, but if you are planning a terrace extension or a conversion, the classification can be decisive. Have the classification checked before you buy.

Floor, Terrace and Orientation

With apartments, the floor decides the view more than any other feature. Above a certain height you overlook neighboring buildings and trees; below that, the view depends on the surroundings. Ask, therefore, about the height above ground level, and have the owner show you from which point in the apartment the advertised view actually exists.

  • Terrace: Size, depth, sunlight and wind protection determine how much of the sea view reaches you in everyday life. A large terrace with a glass balustrade can make better use of the view than a balcony with a solid railing.
  • Orientation: South and southwest orientations bring a lot of sun, east-facing ones morning light. Check the apartment at different times of day.
  • Penthouse: The roof terrace of a penthouse often offers the most open view. Check who legally owns it, whether any structures are approved and how it is waterproofed.

Securing the View for the Long Term

A view is only as secure as the building rules in the surroundings. If there is an undeveloped plot in front of the apartment, it can be built on as far as the municipality's development plan allows. Buying does not normally give you a right to a permanently unobstructed view; it must be secured through building regulations or an express agreement, for example an easement entered in the land registry. Before buying, check:

  • the development plan for the neighboring plots: permitted height, building coverage, distances,
  • planned or approved new buildings in the area,
  • the vegetation: pines and palms grow and can close off the view over the years,
  • the complex itself: are structures, glazing or awnings allowed, and who decides?

Community and Maintenance Near the Sea

Salt air and humidity affect facades, windows, metal parts and air-conditioning units more than inland. Ask about the condition of the facade, the waterproofing of roofs and terraces, and when it was last painted or renovated. For complexes with an elevator and pool, the reserve fund, special levies, community fees and the minutes of the last owners' meetings belong on the checklist, along with confirmation that no amounts are outstanding.

Prices: What a Sea View Costs

A reliable percentage premium cannot be given responsibly; it depends on location, floor, type of view and rarity. Averages offer some guidance. Notary data analyzed by Dahler give around €3,760 per square meter for apartments across Mallorca in 2025, around €5,500 in the southwest (Andratx and Calvià) and around €6,000 in the municipality of Andratx. According to idealista, asking prices for residential property in September 2026 were around €10,600 in Port d'Andratx, around €10,000 in Costa d'en Blanes, around €9,900 in Portals Nous and Bendinat and around €7,300 per square meter in Santa Ponça. The figures mix all property types and are not apartment prices in the strict sense.

Seller figures compiled by mallorca.com in September 2026 give prices from around €400,000 for sea view apartments in Palma, and on average €600,000 to €800,000 or more in Portals, Santa Ponsa and Port d'Andratx. These are asking prices rather than sale prices, and a front-line penthouse with a harbor view can be considerably higher.

Sea View Locations in Mallorca

Southwest

  • Port d'Andratx: Harbor views from the promenade and the complexes on the hillside, open views to the west and southwest from the higher locations.
  • Camp de Mar: A few apartment complexes around the bay with the rocky island, with views of the bay, pines and sea.
  • Sant Elm: Views of the island of Sa Dragonera and sunsets over the open sea.
  • Santa Ponsa: Apartments with views of the bay and marina, especially on the upper floors of the hillside locations and in Nova Santa Ponça.
  • Costa d'en Blanes and Bendinat: Hillside locations with views over the Bay of Palma, as far as the city in clear weather.

Bay of Palma, North and East

There are also apartments with water views in Palma and along the bay. On the northwest coast, for example in Port de Sóller, on the bays in the north such as Port d'Alcúdia, and on the east coast, for example in Cala d'Or, apartments with sea or harbor views are also offered. The character of these places differs from the southwest, where we have worked for more than 35 years and know the area best.

Holiday Letting with a Sea View

A sea view makes an apartment popular with holiday guests, but it does not change the legal position. Since the decree of April 2025, no new holiday rentals can be registered in the Balearic Islands for apartments in multi-family buildings. An existing registration may continue to apply, but must be checked for its legal basis and transferability before you buy. Without a license, heavy fines are possible. Plan, therefore, on personal use or long-term letting, and do not rely on income that cannot be documented.
